Welcome to Powis House Estate
Thank you for choosing to stay with us at Powis House Estate. We hope you find it as special and restorative as we do.

Please take five minutes to familiarise yourself with this handbook—it will help you settle in quickly and enjoy the estate with ease.

You are very welcome to explore the grounds during your stay. There are paths along the burn, around the ponds, and through the paddocks, with seating dotted throughout for moments of pause and reflection.
The only areas reserved for us are the lawns to the south and west of the main house.
A couple of gentle reminders:

-
We have two dogs who roam the grounds. They are both friendly, though the black one is vocal and may announce herself enthusiastically.
-
This is a family-run estate and our home, as well as a place for guests. We kindly ask that you treat the land and buildings with the same care and respect you would your own.

If you need anything during your stay, please message us—we live on site and are happy to help.

Warmly,
Jennifer & James

Fire Safety
For everyone’s safety, please note the following:

No smoking or vaping anywhere inside the buildings or on the premises, including gardens and hot tubs.

Please do not light candles, incense, fireworks, sparklers, or any other naked flames during your stay.

Fire equipment
-
A fire blanket and extinguisher are located in the kitchen.
-
A further fire extinguisher is located upstairs.
Please familiarise yourself with their locations.

In addition:
-
Each bedroom has a torch.
-
Communal areas have low-level safety lights to guide exits.
-
There are two exits: the front door and the rear door—please ensure you know where both are.

The estate has an interconnected fire alarm system.
If the alarm sounds, leave the building immediately, do not collect belongings, and proceed to the muster point.

Muster Point
The centre of the large circular lawn, surrounded by the gravel drive, in front of the main house entrance.
Heating & lighting
We are actively reducing our carbon footprint and appreciate your help.
Lighting
Please switch off lights when leaving a room or heading out.
Heating
Our heating is powered by air source heat pumps, which work differently to gas or oil systems:
-
They maintain a steady, constant warmth rather than short bursts of high heat.
-
Radiators will feel warm, not hot.
-
Heating may take time to respond.
For best results:
-
Maintain the thermostat at 18c - 20c
-
Keep internal doors closed.
-
Close windows while heating is on.
Check out & Waste
Check-out time: 11.00am
Our cleaning team arrives promptly at 11am, so timely departure is essential.
Before leaving, please:
-
Take out your rubbish.
-
Strip beds, but leave mattress and pillow protectors on.
-
Turn off lights, heating, and appliances.
-
Wash up and replace crockery.
-
Leave the key in the door or in the kitchen.
Waste & Recycling

-
Black bin: general waste

Green bin: paper and cardboard

Wood burner Instructions
East Cottage, Dumyat and Myreton Cabins only

You’ll find logs, kindling, paper, firelighters, and a lighter provided.
If you need more supplies, please message us.
Please do not take wood from the woodshed—the logs there are not seasoned and will not burn well.
Lighting the Fire
-
Ensure the burner is empty and the grate is clear.
-
Twist one long piece of paper, light it, and hold it briefly inside the burner to warm the flue. Once the flue is heated, throw the remaining paper into the fire to burn. Wait until it has burnt out.
-
Place screwed-up paper balls across the base.
-
Build kindling in a teepee shape; place a firelighter beneath if using one.
-
Lean two small logs either side.
-
Light the fire, close and lock the door, then fully open the two air dials.
-
After ~5 minutes, once burning strongly, add larger logs.
-
Gradually reduce airflow once the fire is established.
Hot tub Instructions
East Cottage and Retreats only

The hot tub is freshly filled and heated for your arrival to 37–40°C.
We use an organic water sanitiser. Please note: there is no filter system.

Using the Hot Tub
-
Controls (lights, bubbles, heat) are the three buttons beside the steps against the cottage wall
-
Always lift and replace the lid with two people, resting it on the stand by the bench.
-
Replace the lid after use and turn all three buttons off.
-
Ensure the lid is secured and everything switched off overnight.
If the hot tub is left on overnight, additional charges will apply.

If the temperature drops, allow approximately 1.5 hours to reheat before use.
Important Rules
-
No glass on the deck or near the hot tub (plastic cups are provided).
-
No smoking in or around the hot tub.
-
Do not use if you have a heart condition or are under the influence of alcohol or drugs.
-
Children under 16 must be supervised at all times.
-
Any damage caused by misuse will be charged.
Ensuring Powis House is here for another 300 years
Powis House Estate has stood for centuries. Our goal is to ensure it thrives for centuries more—and you are part of that journey.
What we’re working towards:
Financial sustainability
Your stay helps us reinvest in the buildings and land, securing the estate’s future.
Environmental sustainability
As of September 2025, the estate runs on solar power. Heating and electricity are sun-powered, significantly reducing emissions. Fresh spring water supplies our huts and cabin, with more to follow. We use natural detergents and operate our own septic and treatment systems to minimise pollution.
Sensitive restoration
We are steadily restoring listed buildings—from windows to roofing to heating—so they can endure for generations.
Community connection
From 2027, we plan to introduce initiatives that allow the wider community to share in the magic of Powis.
